Three Westchester County ZIP codes landed on PropertyShark's 2026 list of the 100 most expensive in the country, a record for the county.
Rye's 10580 ranked 69th nationally with a $2.575 million median sale price. Waccabuc's 10597 debuted at No. 76 with a $2.45 million median, and Purchase's 10577 came in at No. 83 at $2.418 million, according to the report released Oct. 13.
All three posted record-high median prices. Waccabuc's ZIP was one of just five new entries on the national list.
The rankings are based on closed residential sales of condos, co-ops, and single- and two-family homes recorded between Jan. 1 and Sept. 30, 2026.
PropertyShark excluded multi-parcel deals and required a minimum of five transactions per ZIP code.
Westchester matches New York City
Westchester's three entries equaled New York City's total on the list, PropertyShark said. The county had never placed more than two ZIP codes in the top 100 before.
Four of the five new entries nationally came from the New York metro area, including two from Westchester and two from Cape May, New Jersey.
New York state placed 20 ZIP codes on the list overall.
The New York metro region tied the Bay Area with 31 entries each, claiming 25% of the national list, which PropertyShark called its "strongest presence yet."
Fairfield County still tops the region
Across the state line, Fairfield County in Connecticut placed seven ZIP codes on the list, matching its 2025 record. Greenwich's 06878 reached a $3.035 million median, becoming the state's first $3 million ZIP code, according to PropertyShark.
Three other Greenwich ZIP codes also made the top 100, making it the second most expensive community in the country.
The Journal News/lohud reported that four Fairfield County ZIP codes had median prices topping all three Westchester entries.
Darien's 06820 ranked 60th at $2.74 million.
National picture
Atherton, Calif., reclaimed the No. 1 spot nationally with a $10.725 million median, the first eight-figure median sale price in the report's 11-year history.
Sagaponack on Long Island ranked second at $7.35 million.
Eleven of the 15 states represented on the list reached record-high prices in 2026. The entry price for the top 100 rose to $2.22 million, up 9% from the prior year.
Due to several price ties, 122 ZIP codes appeared on the 100-entry list. PropertyShark's full rankings and methodology are available on its website.
