Four Rye homes sold for $3 million or more during the first two weeks of July, leading a nine-sale stretch across one of Westchester's priciest markets.

Sale prices ranged from $1,078,000 to $3,500,000, according to transaction records published by the Rye Record.

All nine closings fell between July 1 and July 14.

The most expensive sale was 5 Trails End, a five-bedroom, 5.5-bath home built in 2012. It sold July 1 for $3.5 million.

The 4,148-square-foot house sits on nearly half an acre and last changed hands in December 2012 for $2,150,000, a gain of $1.35 million over roughly 13 years.

Three other properties crossed the $3 million mark. At 40 Wainwright St., a four-bedroom home built in 2015 sold July 6 for $3,275,000. It had previously sold in September 2015 for about $2 million.

Two homes sold for $3.2 million each: 15 Valleyview Ave., a four-bedroom home built in 1930 on 0.14 acres, and 40 Mendota Ave., a six-bedroom, 5.5-bath home built in 1916.

The Mendota Avenue property nearly doubled from its 2017 purchase price of $1,795,000.

The steepest percentage gain belonged to 5 Allendale Drive, a three-bedroom home built in 1927. It sold July 1 for $2,350,000 after last trading in September 1993 for $310,000.

At the other end of the price range, 22 Ridgeland Terrace sold July 7 for $1,078,000. The three-bedroom, 1.5-bath home on 0.14 acres was built in 1920 and last sold in October 1967 for $20,000.

The July transactions fit a broader pattern of rising prices across Westchester. The Real Deal reported in its September 2026 issue that Rye's direct waterfront homes averaged just 20 days on market in July, the fastest pace among Sound Shore towns tracked.

Countywide, homes averaged 23 days on market, according to Houlihan Lawrence data cited in that report.

"A few years ago, $3 million would get a buyer half an acre of land and significant square footage in Westchester," Angela Retelny of Compass told The Real Deal, speaking about the county's shifting price thresholds. "Today, you have to be in the five-million-plus range to achieve this."

Redfin rates Rye's housing market 93 out of 100 for competitiveness, with an average house price of $3.11 million as of August, according to the platform's market page. Separately, a Houlihan Lawrence market update shows 605 homes sold countywide in July, up 3.4% year over year, even as active listings fell 4.1%.

The nine July closings ranged from a 1,327-square-foot starter on Ridgeland Terrace to a 4,148-square-foot home on Trails End. Every property sold for more than its last recorded purchase price.
